2018 Officers

DAVIDBRIDGESDavid first earned his real estate license in 1980 and became a licensed Broker in 1983 when he was a career firefighter and paramedic for Fairfax County Fire and Rescue Department. He and his sister Nancy Bullock opened Blue Diamond Realty, Inc. in 1994 and then affiliated with the ERA franchise in 2004. He is also a licensed REALTOR® in Maryland and the District of Columbia. Next up for David and ERA Blue Diamond Realty is a move to Prince William Parkway in September. David was a loan officer with Carteret Mortgage from 1998-2008. David and Nancy opened a title company, Eagle Settlement Services in 2002. David is a licensed title agent in Virginia, Maryland, and the District of Columbia.

David’s focus the last few years has been mentoring and teaching new agents. His knowledge and expertise has assisted dozens of realtors as they began their careers. He enjoys being a licensed instructor for Moseley real estate school and meeting new agents as they join the industry.  David is a graduate of Northern Virginia Community College. In his spare time, David enjoys working on computers and spending time with his wife Jennifer, their four sons, and his grandchildren.

JIM_CROSONJim Croson began his real estate career in the early 2000’s as a licensed real estate sales person with Century 21 and a Settlement Officer at Stonewall Title & Escrow, Inc. As both a Realtor® for Virginia and licensed title insurance agent for Virginia, Maryland, and the District of Columbia. Jim has had the privilege of experiencing many different types of real estate transactions, enabling him to develop a well rounded understanding of the real estate process.

In his efforts to remain knowledgeable and current in industry matters, Jim maintains a membership with the National Association of Realtors and the Virginia Association of Realtors. Additionally, he has held both an Affiliate membership and an active Realtor® membership with
the Realtor Association of Prince William.

He is currently serving on the Board of Directors as Vice President and has served as the Board of Directors Affiliate Representative and as Co-Chair of the Affiliates Committee for the Realtor Association of Prince William. He has also served as an approved continuing education instructor, and as a member of the PWAR Band.

Shane Keaton’s bio in 140 characters or less, which I’m told is the new standard. Born, school, college, license 1993’ish, former agent/manager of Weichert Realtors for 18 years +/-, married, and children, owner of 1KEY Realty (finally), former PWAR board member. Now, as I did then, I will always look to empower agents and their clients with honest and transparent solutions. Eric began his real estate career in 1994, quickly becoming one the most dynamic real estate professionals in Northern Virginia.

Now, with nearly 20 years of real estate experience where his focus has been working with Military Families, County Agencies, and Civic Organizations to find affordable housing, Eric now brings his passion for excellence and commitment to community service to PWAR as a newly elected board member 2013, and an appointment to VR as a member of the YPN Committee.

Since moving to Prince William County in 1974, Eric has served in leadership in many organizations and is a long time active supporter of many community efforts. Well known for being a “Bridge Builder”, Eric believes that it’s important to give back by building bridges for those that need to be connected to value added resources, relationships, and services. “When we are able to help each other to reach our goals and succeed, it makes the whole community better”.

Merlyn Banks, Principal Broker, and Education Director of BANKS Property Management & Sales, a Real Estate Company and Proprietary Real Estate School with the Department of Professional and Occupational Regulations “DPOR’. Peggy has been a PWAR member 30+ years. She has served on every committee, BOD rising to VP in 1995. She is a Hall of Fame member, Code of Ethics Award 1993, Volunteer of the year 2015. Currently Peggy is serving her 7th year on BOD at VR. She was NOVA Metro Women’s Council of Realtors President in 2012. Prior to MRIS Peggy served as Rules and Regs Chair of RISSI our previous Regional MLS.

She has served on a regional lockbox task force. Peggy has always been an RPAC supporter and since serving at VR has been a President’s Circle contributor. Peggy feels it is time to come back to PWAR BOD to help make the local, state and national connection stronger for our members.

Peggy is active in in our community through her church (All Saints Anglican) in Woodbridge. She served as BOD Chair of Bethany Christian Services (adoption service).

Peggy has a heart to serve her profession and her community and would like the opportunity to help PWAR members to be on the cutting edge of real estate changes today and into the future.

William has lived in Prince William County since 1973. He is a local business owner with strong ties to the community. William has been a licensed agent since August 2005, currently with RE/MAX Real Estate Connections in Manassas. He is also an Enrolled Agent authorized by the Internal Revenue Service to represent taxpayers in federal and state tax matters.

William is the Executive Director of Prosperity House, an affordable housing program designed to prevent homelessness in the Prince William County region and works to empower families to maintain self-sufficiency in housing and financial matters. He is also the President of Northern Virginia Taxpayer Resource Center, a non-profit organization helping low income families with financial and taxation issues.

Ray started his real estate career in June of 1984 as a licensed real estate professional in Woodbridge. He later moved into the area of residential property management where he served as a regional property manager in Northern Virginia for over 19 years. Later in years, he returned to his roots into Real Estates marketing and sales.

Over the years he has served on numerous committees with the PWAR and continues to serve on committees as he feels strongly about giving time back to the Association and membership as an obligation duty of all real estate professionals in the industry.

Zonia has been a full time residential Real Estate professional, licensed in Virginia since 1994. Her first 2 years in Real Estate were with Weichert Realtors in Manassas. In 1996, she made the move to Prudential Carruthers. In 2011, the company became Prudential PenFed Realty and in 2013, the company became Berkshire Hathaway PenFed Realty. She holds a degree in Architecture and keeps up with the continuing changes in the Real Estate industry. Zonia’s work ethic, commitment and passion to help others puts her in the top 1% of all Berkshire Hathaway Agents nationwide.

Zonia specialize in first time home buyers, move up buyers, investment and relocation buyers as well as sellers. With Spanish being her first language, she uses her years of experience, negotiation and communication skills to educate and assist the Hispanice community to achieve the American Dream of homeownership. Zonia participates in community service events through All Saints Parish and School in Manassas.

Zonia holds the Lifetime Top Producer with PWAR and is an active member of the Women’s Council of Realtors NoVA Metro Chapter in which she served as President in 2013. Zonia was honored with the 2015 Salesperson for the Year award and has been a PWAR member since 1997.

Zonia is married, has three children, enjoys to travel, walk dance but most importantly loves to watch any
sport her children participate in.

Beth first entered real estate as a mortgage banker in 1983. She handled all types of buyers over her 28 year career in the mortgage business, and gave it her all to promote the betterment of the industry. She volunteered at PWAR on the Education Committee and through the Virginia Mortgage Bankers Assn, where she held numerous leadership roles.

Over the years, Beth had many repeat clients and family members of past clients and decided that with so many contacts and so much knowledge of real estate, she could do a great job helping those same people by assisting them with their real estate needs. She therefore got her license in late 2010.

Beth was President of the Northern Virginia Metro network of the Women’s Council of Realtors in 2015 and currently holds the position of Treasurer. Through her involvement with Women’s Council, she has made many lasting relationships across the state and country.

Beth has been on the PWAR Board of Directors since Jan. 2016 and has thoroughly enjoyed volunteering her time. Her goal is to get more REALTOR® members involved and engaged in educational offerings, fun events and growth opportunities.

David Gray, born and raised in Prince William County, has a passion for real estate. As a PWAR TOP PRODUCER David strives to become a leading agent in Northern Virginia for years to come.  Currently licensed with Fathom Realty in Woodbridge.

With 14 years of sales and marketing experience David has become accustomed to setting standards, increasing them, and achieving goals each following year. In his early 20’s he founded a promotional marketing company, which was very successful before turning to real estate.  Managed an office of more than ten employees where he learned to better others before himself. Leadership formed early on in his career is something he is grateful of.

David is a devoted husband and father of two who currently lives in Lake Ridge. He looks forward to watch his growing family coincide with a successful real estate career.

Nicole Marucci, Esq. is the Branch Manager and Settlement Attorney for Champion Title & Settlements, Inc.’s Woodbridge office. During her time as a Settlement Attorney, she has been actively involved in the Realtor Association of Prince William. She has a passion for educating our community and has taught various continuing education classes at the association. As the Affiliate Chair, Nicole has also spent time working with the affiliates and board members to create functions and educational events that allow our affiliates to network with the Realtors in our community.

Nicole is a licensed attorney in the Commonwealth of Virginia and an active member of the Virginia State Bar. She is dedicated to growing successful professional partnerships within the local Prince William County real estate community and is excited at the opportunity to contribute to the association as your Affiliate Board Member for the upcoming term.

I am Jason Swaney and I have been a licensed Real Estate Agent since 2004. I was born and raised in upstate New York. I moved to Prince William County in 1998. My goals is to provide all my clients with an outstanding level of customer service and support during the entire real estate transaction from start to finish. Honest and integrity are two characteristics that have helped me build a strong business of repeat clients and referrals.

When I am not selling Real Estate, I enjoy spending time with my wife and our 12-year-old daughter on our boat cruising the beautiful Potomac River.

I would like to be a Director at PWAR so that I am able to mentor new agents, become a voice for agents in our community and take an active role in education and networking opportunities for our real estate community.

Bouy Te is a Realtor, licensed in Virginia. He is a survivor of the Khmer Rouge regime in Cambodia—which was one of the most brutal regimes in the world—and he immigrated to Minnesota in 1981 where he restarted his formal education and began his career in education and politics.

In 1999, he became the highest-ranking Asian American political appointee, as a Deputy Director at the U.S. Dept. of Edu. In 2001, he directed education programs at the National Education Association. In 2014, he began a career in real estate while continuing his executive coaching and consulting work. Bouy has served in numerous leadership roles with national Asian Pacific American education and advocacy organizations. Mr. Te volunteers his time and expertise to serve Prince William County.

He earned his Master’s Degree in Public Administration with concentrations in Laws and
Government from Hamline University, MN, and a Bachelor’s degree in Mathematics from the
University of MN. He completed all required coursework for the doctoral degree at the University
of MD. Bouy is married to his wonderful wife, Rosa, for more than 25 years. They have two kids and
currently reside in Prince William County.

Jodi White is a Mortgage Loan Officer with George Mason Mortgage. She began her career in 1996 and is regarded as a leader in the mortgage industry. She holds a Masters Degree in Business Administration and is well versed in the constantly changing lending environment.

With over 20 years of sales and marketing experience, Jodi is committed to helping clients and realtor partners achieve their goals. She takes an active role in educating and networking with new and established agents in our real estate community. Her responsiveness, honesty and professionalism has enabled her to establish a strong business of repeat clients and referrals.

Jodi has been a resident of Prince William County since 1988. She an active part of the community and is involved in various school and sports activities with her children. Jodi is a PWAR affiliate member and a member of the Women’s Council of Realtors NoVA Chapter.

Vern has served on the PWAR board for four years – as director, treasurer, vice president and as ambassador. During that time, he helped reduce expense for the annual independent audit, create an investment policy, chaired the budget & finance committee and improved interim financial statements used to communicate to the board and membership. He is a major investor in RPAC and believes all association decisions should be made with an eye toward how it will benefit association members.

Though he has been licensed for just six years, he has been top producer in his office for three years and named as a Washingtonian Magazine top agent for the past three years. Throughout his career, he has gained extensive experience negotiating contracts, planning and budgeting, leading board committees and has worked on a variety of commercial and residential real estate projects, including complex financing structures . . . but real estate is the most fun!

Before launching his real estate business, Vern spent more than twenty years serving as a financial executive for several large non-profit organizations and had direct responsibility for over $2 billion in audited financial transactions. In addition to his MBA from Marymount University and BS degree from Oklahoma State University, he holds a personal financial planning certificate through the College for Financial Planning, and two executive leadership certificates from the Wharton Business School. He also serves as a Treasurer for Youth for Tomorrow, vice president of the Dawson Landing Homeowner’s Association, and is member of the St. Andrew’s Society of Washington, DC, Sons of the American Revolution, and Delta Epsilon Sigma, the national scholastic honor society.
