Merlyn Banks, Principal Broker, and Education Director of BANKS Property Management & Sales, a Real Estate Company and Proprietary Real Estate School with the Department of Professional and Occupational Regulations “DPOR’. I have worked in residential and commercial property management since 1989, having worked in corporate America, and in all facets of properties from conventional, commercials, HOA, Apartments, Dormitories, I elected residential properties, my area of specialty. I have earned a reputation in the real estate community through personalized approaches to my clients, and peers, while, developing strategic goals and objectives by using education as the forefront to making a difference to the community, the ethical way.

Proud to be a Graduate of the Virginia Association of Realtors Leadership Academy, Graduate Certified Property Manager® (CPM®), with the Institute of Real Estate Management, Graduate Realtors Institute- GRI® with the Virginia Association of Realtors®, Residential Management Professional (RMP®) – National Association of Residential Property Managers®.

Having lived in Florida, and relocated to Virginia in the early 90’s. We purchased our first home in Prince William county, and later moved to Stafford in 2001, where we currently reside. My family and I are members of a strong church family, where we volunteer and stay involve in our community, while reaching all people who need homes, with the life changing experiences, near and far. Apart from running a business, teaching & volunteering, I truly love spending time my family & we love to explore new discover unique things.

• My Vision “We are Better Together”, delivers innovative educational and leadership experiences to the association, engage member participation, and to strengthen the ability for its members using the association mission and strategic goals, so that it will engage members to utilize the association, products, services and programs to conduct their business successfully and ethically, I would also promote and advocate to members the importance of RPAC , as its our source for the preservation of the right to own, use and transfer real property through legislative changes, and the benefits of home ownership.

DAVIDBRIDGESDavid first earned his real estate license in 1980 and became a licensed Broker in 1983 when he was a career firefighter and paramedic for Fairfax County Fire and Rescue Department. He and his sister Nancy Bullock opened Blue Diamond Realty, Inc. in 1994 and then affiliated with the ERA franchise in 2004. He is also a licensed REALTOR® in Maryland and the District of Columbia. Next up for David and ERA Blue Diamond Realty is a move to Prince William Parkway in September. David was a loan officer with Carteret Mortgage from 1998-2008. David and Nancy opened a title company, Eagle Settlement Services in 2002. David is a licensed title agent in Virginia, Maryland, and the District of Columbia.

David’s focus the last few years has been mentoring and teaching new agents. His knowledge and expertise has assisted dozens of realtors as they began their careers. He enjoys being a licensed instructor for Moseley real estate school and meeting new agents as they join the industry.  David is a graduate of Northern Virginia Community College. In his spare time, David enjoys working on computers and spending time with his wife Jennifer, their four sons, and his grandchildren.

JIM_CROSONAffiliate Representative – Term Expires 2016

Jim Croson is a Vice President and Settlement Officer at Stonewall Title & Escrow, Inc.  He is a licensed title insurance agent for Virginia, Maryland, and the District of Columbia, and has focused on business development and oversight for Stonewall Title’s residential settlement operations.  Jim prides himself in providing specialized customer care to all parties involved in a transaction.

In his efforts to remain knowledgeable and current in industry matters, Jim maintains a real estate salesperson’s license in Virginia, and has an active Realtor® membership with the Prince William Association of Realtors and the National Association of Realtors.  He has served as Co-Chair of the Affiliates Committee for Prince William Association of Realtors, as an approved continuing education instructor, and is a member of the PWAR Band.
Jim is also active in the Northern Virginia Mortgage Lenders Association, providing support and training to loan officers and the lending industry. He has past involvement with the Bull Run Rotary Club and as a volunteer with Habitat for Humanity.

Vern has extensive experience negotiating contracts, and has worked on a variety of commercial and residential real estate projects throughout his career, including complicated financing structures.

Unlike many other real estate agents, he has been responsible for over $2 billion in audited financial transactions.

Before launching his real estate business, Vern spent more than twenty years serving as a financial executive for several large non-profit organizations. In addition to his MBA from Marymount University and BS degree from Oklahoma State University, he holds a personal financial planning certificate through the College for Financial Planning, and two executive leadership certificates from the Wharton Business School. He also serves as a trustee for Youth for Tomorrow, president of the Dawson Landing Homeowner’s Association, and is member of the St. Andrews Society of Washington, DC, Sons of the American Revolution, and Delta Epsilon Sigma, the national scholastic honor society.

Guy has been a licensed agent since May 5 1982. Wow, over 30 years! I received my Virginia broker’s license on December 31, 1990. Allen also worked in the mortgage banking industry prior to that from 1977 to 2005, approximately 28 years. Allen started out as a small mortgage broker in Richmond, Virginia as Central Virginia Financial Corporation doing subprime loans, eventually obtaining his HUD/ FHA certification to do FHA and VA loans. He then sold his company in 1985 and moved to Northern Virginia where he worked as a REALTOR® for a few years before getting back into the mortgage business. Guy later started ERA-NATIONS REALTY in Baileys Cross Roads for 4 years.

He then relocated to Prince William County joining a local firm there. In 1997 he started a branch in Old Town Alexandria for National City Mortgage, which had three offices in the area. Allen left there to join the now defunct Pinnacle Financial Corporation and headed up 5 offices. These offices where located in Woodbridge, Tysons Corner, Owens Mills, Memphis, TN and Chicago IL. After closing those offices in 2005 because of the market conditions, he opened One Stop Realty in April of 2006.

William has lived in Prince William County since 1973. He is a local business owner with strong ties to the community. William has been a licensed agent since August 2005, currently with RE/MAX Real Estate Connections in Manassas. He is also an Enrolled Agent authorized by the Internal Revenue Service to represent taxpayers in federal and state tax matters.

William is the Executive Director of Prosperity House, an affordable housing program designed to prevent homelessness in the Prince William County region and works to empower families to maintain self-sufficiency in housing and financial matters. He is also the President of Northern Virginia Taxpayer Resource Center, a non-profit organization helping low income families with financial and taxation issues.

Zonia has been a full time residential Real Estate professional, licensed in Virginia since 1994. Her first 2 years in Real Estate were with Weichert Realtors in Manassas. In 1996, she made the move to Prudential Carruthers. In 2011, the company became Prudential PenFed Realty and in 2013, the company became Berkshire Hathaway PenFed Realty. She holds a degree in Architecture and keeps up with the continuing changes in the Real Estate industry. Zonia’s work ethic, commitment and passion to help others puts her in the top 1% of all Berkshire Hathaway Agents nationwide.

Zonia specialize in first time home buyers, move up buyers, investment and relocation buyers as well as sellers. With Spanish being her first language, she uses her years of experience, negotiation and communication skills to educate and assist the Hispanice community to achieve the American Dream of homeownership. Zonia participates in community service events through All Saints Parish and School in Manassas.

Zonia holds the Lifetime Top Producer with PWAR and is an active member of the Women’s Council of Realtors NoVA Metro Chapter in which she served as President in 2013. Zonia was honored with the 2015 Salesperson for the Year award and has been a PWAR member since 1997.

Zonia is married, has three children, enjoys to travel, walk dance but most importantly loves to watch any
sport her children participate in.

Beth first entered into real estate as a mortgage banker in 1983.  She handled all types of buyers from first time homebuyers to empty nesters, second homes to investment properties.  So, over the 28 years in the mortgage business she gave it her all to promote the betterment of the industry. She volunteered at PWAR on the Education Committee and through the Virginia Mortgage Bankers Association, where she held numerous leadership roles to include Treasurer of the Northern Virginia Mortgage Lenders Association and Director for the Virginia Mortgage Lenders Assn.  Because of this background she also had been engaged with VHDA and has great relationships within that organization.

Over the years, Beth had many repeat customers and family members of past customers and about 5 years ago decided that with so many contacts and so much knowledge of real estate, she could do a great job helping the same people that she had helped over the years to get mortgages now by helping them to satisfy their real estate needs.  In order to do this she got her license and became a REALTOR in Nov. 2010.

She is currently the President of NoVA Metro Chapter of Women’s Council of REALTORS.  In addition, she is presently serving on the Nominating Committee for the Virginia State Chapter of Women’s Council of Realtors. Through this organization, she has made many lasting relationships throughout the state and the country.

As, she moves forward in her career, she believes that her past experience will be a real plus to the PWAR Board of Directors. She knows many of the members from helping their clients with mortgages as well as sitting across from them at the settlement table as a REALTOR, and believe that she can be successful in reaching out to get the members more involved in PWAR.

We have a great organization in Prince William Association of Realtors, and she believes that we need to reach out to get our members more involved and engaged in our educational offerings, events and growth opportunities.  She would love to see more designation classes offered locally to keep the money in house! Through ongoing education and involvement, we can raise our level of Realtor® professionalism.

David Gray, born and raised in Prince William County, has a passion for real estate. As a PWAR and NVAR TOP PRODUCER David strives to become a leading agent in Northern Virginia for years to come.  Currently licensed with Mo Wilson Properties in Woodbridge on Minnieville Rd.

With 14 years of sales and marketing experience David has become accustomed to setting standards, increasing them, and achieving goals each following year. In his early 20’s he founded a promotional marketing company, which was very successful before turning to real estate.  Managed an office of more than ten employees where he learned to better others before himself. Leadership formed early on in his career is something he is grateful of.

David is a devoted husband and father of two who currently lives in Lake Ridge. He looks forward to watch his growing family coincide with a successful real estate career.

KEVIN_HAGANTerm Expires 2017

As a principal partner of the Top Producer Team for Long & Foster Manassas, Kevin has worked to serve the real estate needs of his clients and community throughout Northern Virginia.  He has also acted as a mentor and example for other Realtors entering the real estate business.

His background in the US NAVY Nuclear Propulsion program, Nuclear Component manufacturing Quality analysis, and Naval ship maintenance and logistics management, combined with an education in Behavioral Sciences has given him a results-oriented hands-on approach for implementing change.

My vision for PWAR and each of its members is to build on our excellent reputation for providing meaningful and relevant industry guidance and education opportunities.  He would also strive to enhance the communication process for all members, and to encourage open conversation to set the path for the future of our industry.

RICHJULIANOCommercial Representative – Term Expires 2017

Rich Juliano is a commercial retail specialist. Rich has a long history in real estate development that includes commercial, sales and leasing, retail real estate and all aspects of the restaurant hospitality industry. He has experience both as a tenant and a landlord in separate arenas.

Rich is a native Washingtonian from Alexandria, Virginia. Son of a major homebuilder in the area, this influenced and molded his early years about real estate.

In 2003 Rich became a licensed Realtor in Virginia and in 2006 became a Real Estate Broker where he assisted several major brokerage companies in sales and rentals. Rich continues to own and lease out commercial property in McLean. Being both a former tenant in multiple locations and a current commercial retail landlord gives Rich the unique position to understand comprehensively both sides in commercial retail and restaurant lease negotiations and sales. In June of 2012 Rich started his own commercial brokerage company, Juliano Properties. Rich is currently an Associate Broker at Keller Williams Realty.

Joyce is a lifetime resident of Prince William County.  She received her license in November 1995 and began her career with Keller Williams Realty – Lee Beaver and Associates as an Agent.  Joyce received her Virginia Broker’s license in 2001. Her career with Keller Williams has taken her from Supervising and Compliance Broker in 2011 to rapidly becoming the Principle Broker in 2012.  In 2013 she was nominated and received the Code of Ethics Award by her Agents who lovingly referred to her as “The Judge” for providing them with outstanding support and guidance.

In 2014 and to present Joyce accepted the Team Leader position and is now responsible for overseeing activities for 205+ agents.  She has expanded her knowledge and expertise in the areas of contracts, negotiations, training, coaching, coordinator of KW committees and helping others with quarterly and yearly events giving back to the community that we service.

Nicole Marucci, Esq. is the Branch Manager and Settlement Attorney for Champion Title & Settlements, Inc.’s Woodbridge office. During her time as a Settlement Attorney, she has been actively involved in the Realtor Association of Prince William. She has a passion for educating our community and has taught various continuing education classes at the association. As the Affiliate Chair, Nicole has also spent time working with the affiliates and board members to create functions and educational events that allow our affiliates to network with the Realtors in our community.

Nicole is a licensed attorney in the Commonwealth of Virginia and an active member of the Virginia State Bar. She is dedicated to growing successful professional partnerships within the local Prince William County real estate community and is excited at the opportunity to contribute to the association as your Affiliate Board Member for the upcoming term.

I am Jason Swaney and I have been a licensed Real Estate Agent since 2004. I was born and raised in upstate New York. I moved to Prince William County in 1998. My goals is to provide all my clients with an outstanding level of customer service and support during the entire real estate transaction from start to finish. Honest and integrity are two characteristics that have helped me build a strong business of repeat clients and referrals.

When I am not selling Real Estate, I enjoy spending time with my wife and our 12-year-old daughter on our boat cruising the beautiful Potomac River.

I would like to be a Director at PWAR so that I am able to mentor new agents, become a voice for agents in our community and take an active role in education and networking opportunities for our real estate community.

Jodi White is a Mortgage Loan Officer with EverBank. She began her career in 1996 and is regarded as a leader in the mortgage industry. She holds a Masters Degree in Business Administration and is well versed in the constantly changing lending environment.

With over 20 years of sales and marketing experience, Jodi is committed to helping clients and realtor partners achieve their goals. She takes an active role in educating and networking with new and established agents in our real estate community. Her responsiveness, honesty and professionalism has enabled her to establish a strong business of repeat clients and referrals.

Jodi has been a resident of Prince William County since 1988. She an active part of the community and is involved in various school and sports activities with her children. Jodi is a PWAR affiliate member and a member of the Women’s Council of Realtors NoVA Chapter.

Eric Williams is a Managing Broker with Exit Choice Realty. He began his real estate career in 1994, quickly becoming one the most dynamic real estate professionals in Northern Virginia.

Now, with nearly 20 years of real estate experience where his focus has been working with Military Families, County Agencies, and Civic Organizations to find affordable housing, Eric now brings his passion for excellence and commitment to community service to PWAR as a newly elected board member 2013, and an appointment to VAR as a member of the YPN Committee.

Since moving to Prince William County in 1974, Eric has served in leadership in many organizations and is a long time active supporter of many community efforts. Well known for being a “Bridge Builder”, Eric believes that it’s important to give back by building bridges for those that need to be connected to value added resources, relationships, and services. “When we are able to help each other to reach our goals and succeed, it makes the whole community better”.
