OCTOBER 2021 PRINCE WILLIAM HOUSING MARKET: CLOSER MARGINS IN THE MARKET

WOODBRIDGE, VA. November 19, 2021—REALTOR® Association of Prince William (PWAR) has gathered Prince William County’s most recent market statistics, generated by Virginia REALTORS® Chief Economist, Lisa Sturtevant, and SmartCharts, an affiliate website of Showing Time. The market statistics are gathered through data provided by VAR and Bright MLS, which serves as the multiple listing service for Prince William County.

A total of 821 homes were sold in October 2021, a greater decrease of 16.5 percent compared to October 2020 at 983. The number of pending sales also saw a decrease of 2.1 percent year-over-year, from 900 to 881. New listings showed a new decreaseed percentage year-over-year, with 969 new listings, as opposed to 1,076 in October 2020. PWAR had more active listings available last month with 513 active listings in October 2021, compared to 436 in 2020; a difference of 17.7 percent. The median sold price of homes saw an increase of 8.8 percent to $445,000 as compared to $409,000 last year. The average days on the market increased to 15 in October 2021, as opposed to 11 in 2020.
